Can a buyer terminate a tenant after closing in Oregon?
Short answer
Not automatically. A sale in Oregon does not by itself end a tenancy. The new owner generally steps into the existing lease. After the first year, a buyer who plans to occupy the unit may be able to end a periodic tenancy using a qualifying landlord reason notice under ORS 90.427(5), typically with 90 days' notice and statutory relocation assistance. A fixed-term lease generally still has to be honored to its end.
